Building Inspections
Required Inspections for Construction
Before proceeding with construction projects, several inspections are mandated to ensure compliance with safety and building codes. Here's a breakdown of the necessary inspections.
Footings and Foundation
- Footings: Inspection occurs after footings have been dug or formed, with rebar placed.
- Foundation: Inspection is conducted after forms have been set and rebar has been placed.
Plumbing Inspections
- Ground Plumbing: After all piping has been installed and the system is being tested, but before backfilling. This inspection is carried out by the ND State Plumbing Inspector (701-391-1204).
- Rough Plumbing: Occurs after all drains, vents, and water piping have been installed and are being tested. Inspected by the ND State Plumbing Inspector (701-391-1204).
Mechanical and Electrical Inspections
- Rough Mechanical: After the installation of vents, chimneys, heat ducts, and combustion air ducts that will not be exposed for final inspection.
- Rough Electrical: After wiring has been run, and boxes, including the breaker panel, have been set up. This inspection is conducted by the ND State Electrical Inspector (701-214-8006).
Framing and Insulation Inspections
- Framing: After framing is complete, including the installation of doors and windows, but before starting work on brick, stone, stucco, siding, insulation, electrical, plumbing and mechanical elements.
- Insulation: After insulation, except for blown-in attic insulation, has been installed and foam applied around windows, doors, floor and ceiling penetrations.
Specialty Inspections
- Fire Sprinklers: After the piping has been installed and tests required by the Fire Department have been completed, when applicable.
- Sheetrock: After the sheetrock has been nailed or screwed but before taping.
- Stucco: After all weather barriers, flashing, and wire have been installed and before the brown coat has been applied.
Final Inspection
- This inspection occurs after the building is complete and ready for occupancy. It includes grading, concrete, floor coverings, painting, caulking, house numbers in the correct location and landscaping where required. It also covers the repair or replacement of any damaged off-site improvements adjacent to your lot.
Re-inspection Fees
If a permit holder is not ready for inspection as stated prior to scheduled inspection, a fee of $100.00 for commercial projects and $50.00 for residential projects will be assessed. This fee will be collected prior to any further inspections being scheduled.
